Our mission is to support safer buildings, workplaces and public environments through practical, proportionate and effective fire safety advice. We believe that every person who enters, works in or visits a building should be protected by clear fire safety arrangements, well-managed risks and reliable systems that support safe evacuation in an emergency.
We place particular importance on fire risk assessment, prevention, early warning, means of escape, emergency lighting, signage, fire doors, compartmentation, evacuation planning and ongoing management. Fire safety is not simply a statutory requirement; it is a core responsibility that protects life, supports business continuity and gives building users confidence that their safety has been properly considered.
Our approach is informed by recognised legislation, standards and guidance, including the Fire (Scotland) Act 2005, the Fire Safety (Scotland) Regulations 2006, Scottish Government fire safety guidance, BS 9999 and the Building Standards system in Scotland, including Section 2: Fire of the Technical Handbooks. We help organisations understand their duties, identify hazards, reduce risk and maintain fire safety measures that are suitable for the people, premises and activities involved.

Do I need a Fire Risk Assessment by law?
Yes. Under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006, most non-domestic premises in Scotland must have a suitable and sufficient fire risk assessment that's kept up to date and reviewed regularly.
What does a fire risk assessment cover?
We identify fire hazards, evaluate the people at risk, and review your existing fire safety arrangements, means of escape, emergency lighting, signage, fire doors and compartmentation, following recognised guidance including BS 9999.
When should a fire risk assessment be reviewed?
It should be reviewed regularly, and whenever there's a significant change to the building, its use or its occupants, so it stays accurate and reflects the current risk.
What types of premises do you work with?
Commercial and housing fire risk assessments, with specialist experience in football stadiums, hotels, short-term lets, HMOs and landlord portfolios, plus passive fire protection including fire door inspections and compartmentation surveys.

Do I need a disability access audit under the Equality Act?
The Equality Act 2010 places duties on service providers and employers to make reasonable adjustments so disabled people aren't put at a substantial disadvantage. An access audit helps you understand what those duties mean in practice for your building.
What does a disability access audit cover?
We assess safe access and egress, entrances, circulation routes, access to facilities and wayfinding, against recognised guidance including BS 8300 Parts 1 and 2 and the Building Standards system in Scotland.
Do you provide staff training as well as audits?
Yes. Alongside access audits and inclusive design advice, we deliver Disability Awareness Training for staff teams, helping organisations understand and remove everyday barriers.
